This is a three storey harled 18th century building. The ground floor is the premises of a Kiltmakers and a Souvenir shop.

Watching Brief (January 2007)
NT 1301 7834 A programme of archaeological works and historic building recording was undertaken in January 2007 at the Boat House Restaurant, South Queensferry to satisfy planning conditions set by the City of Edinburgh Council. The site was occupied by possibly 18th-century stone buildings, which are retained in the development. The back garden area was converted to an extension for the existing restaurant. This involved internal alterations in the basements running beneath 22-25 High Street and to boundary walls in the garden. Some building recording and archaeological monitoring of groundworks was undertaken. It is not thought that any significant archaeological remains were disturbed. A possible old beach surface was recorded beneath
modern deposits in two engineering test pits. A boundary wall that was altered as part of the development may have originated as an 18th-century structural wall.
